It’s no secret – buyers are enjoying what will probably end up being the best time in the history of our housing market to buy a home. So what are you waiting for?  Well, many homeowners have jumped off the fence and have started looking for their perfect home, only to be met with countless others also shopping for their dream homes.

Multiple Offers, Low Inventory, Bidding Wars

The impact of increased demand and diminished supply is of course heavy on the housing market, with buyers facing plenty of competition vying for the same homes they are interested in. As a result, in many markets there has been an influx of bidding wars, which often end up inflating the price of a property. The frustrating thing for buyers in these situations is that they are not able to capture the home of their dreams. By the time they make it to the offer table the home they had dreamed about is long gone.

Preferred Buyer List

As you can tell, the key to getting the home of your dreams in a market like ours today is to be prepared. We have established a preferred buyer list with all the i’s dotted and t’s crossed. Our buyers have all been preapproved with a preferred lender so when the perfect home comes along they are prepared. Not only is the buyer aware of what they can afford but they are also positioned to immediately begin the process.

When a lender provides a preapproval, the process entails the submission of financial statements, proof of income, tax documents and more – so that when the time comes to make an offer the buyer is ready. Our preferred buyers are ready to make an offer within the hour of finding the home of their choice if necessary – affording them plenty of edge over other buyers.

Pinpoint Profile

As your real estate agent, we represent your choices, wants and needs. Now it goes without saying that you will communicate those needs to us – but just how detailed are most agents in this aspect of the relationship?  We go the extra mile to understand more than just the number of bedrooms and bathrooms in the house. We thoroughly survey our buyers to learn exactly all the things they desire in a home. Anything from type of sprinkler system to desired school district – we want to know. Then, based on that knowledge and understanding of our clients, when something perfect becomes available we instantaneously grab up the opportunity and show the property.

In today’s “here and now” world it is essential to be connected in real time. That’s why one of the services we provide our buyers is a real time hourly portal system that allows access to every listing that hits our local MLS. Updated each hour, this is the fastest notification of new properties that are available on the market and our buyers’ best chance to beat the competition. In some cases, we are even able to get our buyers into homes that have not even been listed yet.
